• 24-hour-a-day, 365-day-a-year professional management by experienced, knowledgeable, responsive, and honest Account Executives who are supported by DEL-MAR MANAGEMENT SERVICES, INC 's expert financial, bookkeeping, and administrative in-house staff.
• 7-day-a-week, round-the-clock emergency availability.
• An internal system of checks and balances that ensures honest, accurate, and expert financial management, including billing and collection of all accounts receivable; monitoring and payment of all accounts payable; cash management of operating and reserve funds; capital project budgeting assistance and budget oversight; cost- control monitoring; contract negotiations; and mortgage refinancing assistance.
• Ongoing maintenance and preventive maintenance of every property's structural and mechanical elements.
• Capital project supervision.
• Building staff supervision, including hiring, training, and disciplinary action as appropriate, and interaction with employee Unions as necessary.

• Delivery of comprehensive Monthly Management Reports, including detailed Financial Reports, to Board members and outside accounting and legal professionals before the 15th of every month - guaranteed.
• Preparation for, and attendance at, all Board and Annual meetings, and other property-related meetings as necessary.
• Courteous, responsive communication with Board members, committee members, shareholders, unit owners, and residents.
• A proven track record of maximizing the financial stability, value, and quality of life of client properties while minimizing building expenses and maintenance/common charges.
